Pasadena is a city of about 140,000, north of Downtown Los Angeles. It was incorporated in 1886, making it the second oldest city in Los Angeles County. It has its own police and fire departments, and an extensive public library system. The Pasadena Unified School District serves the city and the unincorporated areas of Pasadena.
Pasadena is most famous for the Tournament of Roses Parade and Rose Bowl Game on New Year's Day. About 1,000,000 people a year come to Pasadena to watch the Parade. It's a wonderful and crazy time to be in Pasadena.

The city current requires an Occupancy Inspection and Certificate of Occupancy for every residential sale of a single family home or condominium, prior to close of escrow.
